Home Sweet Home, LLC is committed to providing the highest return to the lenders and homeowners we work with. Most homes offered as “Wholesale/Investor” or “Handyman Special” will be open to a bid procedure similar to other online bidding practices. However, we cannot provide price information on what the offer value is. Therefore, you must submit your highest offer above the price stated to ensure you will win the bid.
More than one approved offer is usually submitted. We will submit ALL OFFERS TO THE LENDER FOR APPROVAL. The Lender will take a specified time to evaluate approved offers, and, by sending an offer in you agree that if another offer comes in that is better in terms or price there will be no liability, expressed or implied, or recourse against Home Sweet Home, LLC, our company, agents, realtors, representatives, homeowners, or lenders. You further agree that your offer was given the same attention as the next and the better offer won. All decisions are final. All transactions are final. Buyer agrees to hold harmless Home Sweet Home, LLC, it’s agents, representatives, successors, investors, partners, owners, homeowners, agents, or lenders from any and all liability.
All homes are sold “AS-IS”, “WHERE-IS”, NO WARRANTY, except as provided by the manufacturer, and with no repairs to be made. Further, the BUYER IS ALWAYS ADVISED TO CONDUCT THEIR OWN INSPECTION, rely on their own market evaluations, and verify their own repairs estimates.
Buyer further agrees that by using this method of purchase, there may be terms that change or the offer may materially change. Any Realtors involved in said transaction agree to split commissions equally amongst themselves without complaint.
