We are ALWAYS looking for investors or individuals that just simply want a great deal on a home!

 

When we offer our homes ‘Wholesale’ or as a ‘Handyman Special’ we have a limited amount of time to close on the property. Therefore, special considerations apply before an offer can be submitted.

 

 

 

 

 

 

 

 

 

 

 

 

In order to qualify for these homes listed as “Wholesale” or “Handyman Special” THE BUYER UNDERSTANDS AND AGREES TO THE FOLLOWING TERMS:

 

· BUYER MUST BE APPROVED BY US or our agents BEFORE AN OFFER WILL BE ACCEPTED! We don’t mean simply being approved for a loan. You must demonstrate you will be able to close on time as this will affect our purchase parameters!

· There are special disclosures and additional forms to fill out to ensure legal compliance in this type of transaction.

· Once the price is announced, we will have multiple offers—so BE PREPARED with your best price first! That always saves hard feelings in you missing the home you really wanted because someone else was offering more. A sealed bid-type procedure is followed (see terms).

· Is it worth a little extra time to make thousands or even tens of thousands on your next home purchase? Many people think so.

 

Just like the other things we do - we will give you more value for money! We have a pool of buyers who want “first look” at each home before they are “officially” available. In order to be included in this group you must have closed AT LEAST TWO PROPERTIES WITH US, where the transaction closed on-time, as agreed.

 

We must ensure that if you bid on a property you will be able to close! Therefore, we ask you to fill out this simple form and we will send the necessary documents to you. Please indicate in those documents which home you are interested in. You may view one or all depending on homeowner schedule and availability.

We work with 2 types of Investors;

 

1. Investors that find homes that are in foreclosure, or need to get the debt “reset”. Once we are able to get the debt reduced the ‘referral investor’ will have first right of refusal after us.

2. Investors that just want to purchase a property at a great price! You should get on the email list!

 

Either Investor wants 1 of 2 calibers of Investor homes; “Wholesale” or “Handyman’s Special”. We sell homes FOR ESS THAN MARKET VALUE, if you accept the home in it’s present condition & have approved financing!

For the Investor that works with foreclosures or Realtors who want to be busier than they ever thought possible….this service is for you!

 

· You find a prospect and fill out the Property Information Sheet and LOA (Letter of Authorization). You MUST PUT YOUR NAME & PHONE NUMBER in the space provided to be allowed disbursement schedule below.

· You send that by email or fax and we go to work gathering docs, dealing with the lender. Once we know how and at what price the home can be sold, we let you know!

 

Disbursement Schedule:

You have three options to be paid (sometimes the choice is made for you by what the lender will do):

1. You decide whether you would like a referral fee of 3% (HSH buys)

2. You pay us 3% (You buy) for the deal, at closing of course.

3. If it goes on the retail market we still pay you $500 when it sells!*

 

For Realtors, we work cooperatively with the listing agent split of the commission. No expense for the homeowner are incurred and we are not paid unless successful! In most cases, the Realtor has ample time to procure a buyer (and at a better price) so we are finding that most Realtors end up 4.5% instead of less than 3%!!

 

We work with a select few Realtors because once you see how we work and how we help the homeowner and NEVER CHARGE A FEE in advance, you will find tons of people that desperately need your help—or at least a referral to us to help solve their problems! After all, isn’t that why most Realtors get into real estate is to help people? We will help you achieve your goals and help people along the way, what could be better than that?
